Project Manager – Residential & Multifamily Construction

We are seeking an experienced Project Manager to oversee new construction projects from preconstruction through closeout. This role is responsible for managing schedules, budgets, subcontractors, consultants, and regulatory processes while ensuring projects are completed safely, on time, and within budget.
The ideal candidate has hands-on experience managing ground-up residential and/or multifamily construction and is comfortable navigating permitting, zoning, and municipal approval processes.

The person we are looking for will need to meet or exceed all on the following list of requirements to be considered for this position.

Responsibilities

    • Manage all phases of construction projects, from preconstruction planning through final turnover
    • Develop, maintain, and enforce project schedules and budgets
    Coordinate subcontractors, suppliers, inspectors, and design professionals
    • Manage permitting, zoning coordination, and municipal approvals, including plan submittals, revisions, inspections, and certificates of occupancy
    • Serve as the primary point of contact with city, county, and zoning authorities for projects assigned to you
    • Track permit status and proactively resolve approval delays
    • Review and approve subcontractor contracts, scopes of work, change orders, and pay applications
    • Conduct jobsite progress meetings and maintain clear communication with owners and internal teams
    • Ensure compliance with drawings, specifications, building codes, zoning requirements, and safety standards
    • Track project costs, forecasts, and risk exposure
    Resolve field issues and drive solutions proactively
    • Oversee project closeout, punch lists, and warranty documentation

Qualifications and Skills

    • 5+ years of project management experience in new construction projects
    • Direct experience managing project superintendents
    • Direct experience with residential, multifamily, and/or midrise condominium projects
    • Demonstrated experience managing permits, zoning approvals, and inspections
    • Strong understanding of construction means and methods
    • Proven ability to manage multiple projects or large-scale developments
    • Proficiency with construction management software (Procore, Buildertrend, or similar)
    • Strong budgeting, scheduling, and cost-control skills
    • Excellent communication and leadership abilities
